New bistro for Covent Garden

University pals Ian Campbell and Will Palmer are set to launch a new bistro in Covent Garden. It is the fulfilment of a dream of Campbell who was a chef in a Michelin Star restaurant in France and a Sommelier with the Conran Group and Palmer who managed the fine boutique Berkley Square Hotel in Bristol.

The pair are paying a rent of £38,000 per year for the 1,550 sq ft restaurant to be called The 10 Cases and is located at 16 Endell Street, WC2.

David Rawlinson of Restaurant Property who advised on the deal said: “Ian and Will are offering a great concept of good simple seasonal food at very reasonable prices. There will be 10 red wines and 10 white wines on the menu hence the name of the restaurant. Their passion, enthusiasm and expertise is set to create a prized find with diners in the Covent Garden area.”

The restaurant opens on 12th September.

Biagio Caroleo to sell four Italian restaurants in London

Restaurant owner Biagio Caroleo is to sell four Italian restaurants in central London.

Restaurant Property is advising Caroleo, who has put Biagio Wardour Street, Biagio Bankside, Piccolo Diavolo and his flagship Biagio Piccadilly on the market.

Restaurant Property's Mark Calder said: "The sale has already attracted a lot of interest, with bidders going for both the entire portfolio and single restaurants. Biagio Caroleo may also sell the rights for the restaurants to continue trading as Biagio."

The 250-cover Biagio Piccadilly at 189 Piccadilly W1, which trades over four floors is held on a 54-year lease, with 39 years remaining. The rent is £150,000 per year and there is a £850,000 premium.

Ramsay confirms restaurant opening at One New Change in September

Gordon Ramsay has confirmed that his new restaurant and bar, Bread Street Kitchen, will open next month at Land Securities One New Change development in the City.

Bread Street Kitchen will open on 26 September at Onew New Change which also houses Jamie Oliver and Adam Perry-Lang's US barbecue-inspired erstaruant Barbecoa.

The restaurant will be an all-day casual dining concept open for breakfast, lunch and dinner. It is the first London restaurant opening from Gordon Ramsay Holdings since former chief executive Chris Hutcheson left the company.

Chef Johnnie Moutain to open AtriumSW1 at 4 Millbank

Chef and TV personality Johnnie Mountain is to open his second restaurant, AtriumSW1 in London at 4 Millbank.

The chef who is a regular on the Great British Menu, on BBC2, already owns The English Pig restaurant near the Barbican in the City.

Johnnie Mountain has taken a 25-year lease on the 4,313 sq ft restaurant in the atrium at 4 Millbank from the landlord Old Park Lane Management. Old Park Lane was advised by Restaurant Property.

Italian restaurant Mele e Pere to open in London’s Soho

A new northern Italian restaurant Mele e Pere is set to open in London's Soho at the end of October.

The 80-seater restaurant on Brewer Street, which was formerly Philippe Seiler's Va Bene, will become a new trattoria under joint owners Peter Hughes and chef Andrea Mantovani. The restaurant will have a contemporary feel whilst remaining true to the old-fashioned trattoria influences and will also feature a vermouth bar.

Hughes said: "Mele & Pere strives to re-create, within the context of an amazing space in the heart of Soho, some of the exquisite food, warm service and great value for money found in the Northern Italian trattorias that Andrea and I grew up with."

Second Barrafina set for Covent Garden’s Dury Lane

Restaurateur brothers Sam and Eddie Hart have acquired the former restaurant lease of Italian restaurant Sapori at 43 Drury Lane, Covent Garden WC2 for their second Barrafina Spanish Tapas restaurant.

The brothers whose first Barrafina is in Soho, also own Spanish favourite Fino in Fitzrovia and stylish British restaurant Quo Vadis in Soho. Barrafina took an assignment of the existing 20 year lease and also paid a substantial six figure premium to acquire the 1,587 sq ft Covent Garden restaurant which is in a Grade II listed building.

Mark Calder Head of Sales at Restaurant Property who advised Sapori said: “There is a very strong demand from restaurateurs seeking to have a presence in Covent Garden. This particular site close to the Theatre Royal and Aldwych Theatre attracted a lot of interest and hence we were able to achieve a substantial premium.”

Jamie Barber to launch new restaurant concept at Central St Giles

London restaurateur Jamie Barber, owner of Hush, is to launch a new restaurant concept at the Central St Giles development in London.

Barber, who recently sold his interests in Japanese restaurant Sake No Hana as well as restaurant groups Villandry and Kitchen Italia, has teamed up with Momo's co-founder David Ponte to open Cabana, a new Brazilian barbecue restaurant.

The duo has taken over a 3,430sq ft site at Central Saint Giles, a mixed-use development in central London, which will also be home to the first outlet of Jamie Oliver's new restaurant chain Union Jacks.

Barber said: "I have no doubt that Central Saint Giles will become an exciting and vibrant eating hub much along the lines of St Christopher's Place and I am delighted that we have secured a great site with great neighbours."

Owned by Legal & General Property and Mitsubishi Estate Company, Central Saint Giles has been designed by Italian architect Renzo Piano. In addition to Cabana and Union Jacks, it will feature nine other restaurants including operators such as Peyton and Byrne and Zizzi, who are already operating, plus burger chain Byron and Turkish restaurant group Sofra, which will launch in the coming months

Simon Wilkes, head of development at Legal & General Property, said: "We feel very honoured that both Jamie Oliver and Jamie Barber have chosen Central Saint Giles as the launch pad for two very exciting new concepts. Gordon Ramsay and Chris Hutcheson sell the Warrington pub

Gordon Ramsay and his father-in-law and former business partner, Chris Hutcheson, have sold the Warrington pub in London's Maida Vale.

The pub, which was owned 50% by Hutcheson and 50% by Ramsay outside of the celebrity chef's restaurant company, Gordon Ramsay Holdings, has been acquired by family-run pub and hotel group Faucet Inn.

Faucet Inn runs a group of 21 traditional English pubs, modern bars and boutique hotels in London and the South-east.

A spokeswoman for GRH said today: "We can confirm that the sale of the Warrington has been agreed and contracts have been exchanged with completion in August. The operation is not part of GRH but is jointly owned by Gordon Ramsay and Chris Hutcheson, both of whom have agreed to the sale."

Last year GRH shut its Devonshire pub after it failed to meet trading expectations; the Chiswick pub has since been taken over by the team behind the Drapers Arms, who have relaunched it as the Devonshire Arms.

Jamie Oliver to launch Union Jacks at Central St. Giles

Jamie Oliver is to open the first outlet of his new Union Jacks restaurant concept at Central St Giles in London’s West End.

The celebrity chef has signed to take a 3,811 sq ft restaurant on a 25 year lease from the developers Legal & General Property and Mitsubishi Estate.

Jamie announced in June that he would be opening a new chain of restaurants called Union Jacks. Simon Blagden, group managing director of Jamie Oliver Restaurants, said: “Central Saint Giles is the perfect first location for Union Jacks and we’re looking forward to opening in the autumn.”

The 500,000 sq ft mixed-use Central Saint Giles development was designed by Italian architect Renzo Piano and is home to NBC Universal, Google, Mindshare and Burson & Marsteller.

Simon Wilkes, head of development at Legal & General Property, said: “We have been determined to create an interesting and varied selection of dining options and different price points at Central Saint Giles to create a new dining quarter for residents, workers and visitors around our new vibrant and convivial piazza.”

Irish restaurateur and judge on the BBC’s Great British Menu Oliver Peyton was one of the first to sign up at the scheme with his Peyton & Byrne café and bakery, which trades from the ground floor hotel-like lobby of the office building. But the first restaurant to start trading at the scheme was a new format Zizzi.

Gordon Ramsay sells pub to Ex Morgan Stanley banker

Gordon Ramsay Holdings (GRH) advised by specialist leisure agent Restaurant Property has sold the Enterprise Inns lease of its former pub The Devonshire in Chiswick to Nick Gibson.

Gibson, a former banker at Morgan Stanley also owns the Drapers Arms in Islington. The purchase price was not disclosed. GRH closed the pub in June 2010.

Following a £200k refurbishment the 90-cover pub will re-open as The Devonshire Arms serving a similar seasonal British menu to its Islington sister pub. David Philpot, former senior chef of Caprice Holdings’ Le Caprice and The Ivy, will lead the kitchen as head chef, while Ryan Hayward, formerly of Sophie’s Steakhouse, will run the front of house operation.

Michelin-starred chef Simon Rogan will open a two-year pop-up restaurant at Portman Estate’s 19 Blandford Street property in Marylebone, London.

Rogan, who is the patron of the L’Enclume restaurant in Cartmel, Cumbria, will open the 35-cover restaurant in June. The venue was previously a Michael Moore restaurant which closed in February.

Once the lease expires the Portman Estate plans to redevelop the building.

Restaurant Property advised the Portman Estate. David Rawlinson, director of Restaurant Property, said: “Simon has been looking for a London base for about a year. It is great that we were able to provide him with a new restaurant in the capital through the Portman Estate.”

Rogan and partner Penny Tapsell opened L’Enclume in 2003 and within a year they had been awarded a Michelin star. In 2008 he opened his second restaurant, Rogan & Company just minutes from L’Enclume.

Long Port Group lettings in Guernsey.

Long Port Group has secured International Private Equity Services for its £250m mixed-use scheme, The Royal Development in Guernsey. IPES has taken 12,000 sq ft on a 24-year lease at the Royal Chambers multilet office element of the waterfront scheme. The quoting rent was £40 per sq ft.

The development is already home to the private equity giant Terra Firma and Ernst & Young. Two floors now remain at the development. The final and largest phase of the development, the 90,000 sq ft mixed-use residential and retail development Royal Terrace, will be completed this year.

Restaurant Property's Mark Calder, which is advising Long Port Group, said: "The restaurant offering will compliment a high-end retail experience, and will inevitably become an exclusive dining experience on the island, as it serves a particularly wealthy catchment."

Turtle Bay Caribbean Concept Aiming For Five Restaurants By End Of The Year

Ajith Jaya-Wickrema, a founder of the Latin themed Las Iguanas format, has reported a strong start for his new Caribbean themed restaurant concept and is set to announce two further site acquisitions.
Jaya-Wickrema opened his first Caribbean themed restaurant in Milton Keynes at Frontier Estates The Hub:MK mixed-use development at the end of last year. The 3,000 sq ft site was acquired by leisure specialist agent Restaurant Property.

Restaurant Property director Jason Grant said: “This fantastic Caribbean fusion of fresh food, cocktails, music and friendly service with a stylish fit-out is a very attractive offering.”

Jaya-Wickrema said: “Since Turtle Bay’s opening in November the restaurant has traded particularly well. The concept seems also to have gained approval from landlords as we are shortly to report on two further acquisitions. Landlords are very keen to have well known high street brands in their schemes. But the more sophisticated ones are also realising that there are dangers in the same offerings being replicated across the UK. Rather than creating clone schemes they are increasingly keen to generate a more interesting mix which brings in new formats and refreshes their offering. We have been a beneficiary of this trend.”

Jaya-Wickrema has been looking for sites of between 3,000 sq ft and 4000 sq ft in the south of the country and in the Midlands. He declined to go into detail on the two new sites but one is understood to be in Southampton. He hopes to acquire a further two to three sites by the end of the year.

Pizza Express is to open its 10th restaurant in the City, at 5 Fenchurch Place, EC3.

It has taken a 25-year lease on a restaurant formerly occupied by IL Locale, which comprises a 1,400 sq ft ground floor, a 1,400 sq ft mezzanine level and a 1,600 sq ft basement.

The rent is understood to be close to £100,000 pa.

Restaurant Property director Jason Grant, who advised Pizza Express, said: "Pizza Express was the first of the larger operators to divine the changing dynamics that have made the Square Mile a much more attractive place for restaurants at a similar price point.

"They have led the way in creating a much more welcoming and inclusive City, which is now serving the dining needs of a much wider proportion of its workers, visitors and residents."

Zizzi, Nando's and Byron sign at Greenwich Promenade

Zizzi, Nando’s and hamburger operator Byron have signed to take space at the riverside Greenwich Promenade scheme.

The scheme, which is being developed by Stonehurst Estates, will see restaurants trading by the end of the year and will also include a new river boat ticketing office let to Transport for London River Services.

Zizzi has taken a 25-year lease on a 100-cover, 3,908 sq ft restaurant, while Nando’s has also taken a 25-year lease on a similar sized unit. Byron has taken a 25-year lease on a 4,401 sq ft unit. Rents were not disclosed.

Jason Grant, director of Restaurant Property, which advised Byron and Zizzi, said: “This is a fantastic scheme that offers outside seating and roof terraces with stunning views across the river. It has a cracking location that is sure to trade very well because of its convenience for the many tourists that come to Greenwich and also because Greenwich itself has become increasingly restrictive for restaurant operators.”
